Description ABSTRACT The purpose of this study is to know the mechanism of implementing and constraints for the implementation of akad mudharabah financing, murabahah and musyarakah on BMT-UGT Sidogiri Branch Malang City. The type of research used is descriptive research with a qualitative approach. Primary data is the main data in this study, while secondary data is used as primary data supporter. Data collection methods used are field studies (field research) with data collection techniques through observation, interviews and documentation.The results of this study indicate that the mechanism for the implementation of investment-based mudharabah and musyarakah contract financing with a system of sharing profit sharing ratios, while the purchase-based murabahah contract or services with the ujrah. The assessment aspects of financing proposals are assessed in terms of needs and guarantees and are guided by 5C analysis, namely character, capacity, capital, collateral and condition. And all financing in the life insurance cover constraints on the application mudharabah, murabahah and musyarakah financing are 1) Customers still do not understand about syaria contracts. 2) Mudhrabah and musyarakah contracts tend to be less attractive to customers. 3) Lack of human resources about the Baitul Maal Wat Tamwil. 4) Less professional in assessing the feasibility of financing analysis. 5) installments with installment models tend to have default installment and defaults. Keyword: Financing, Mudharabah, Murabahah and Musyarakah
